Home With New Sump Pit and Drain Tile

This customer lives in Bay Village, OH which is known for its high radon levels. For this reason the homeowner was concerned about the radon in their basement. On top of this they were getting a sump pit and interior drain tile installed. This meant the waterproofing company would dig up all of the concrete and dirt around the perimeter of the basement to put in the system. Sump pump and footer drain work generally increase the radon levels in homes because they allow easier airflow from the soil to the basement.

 

This is the perfect time to get a radon mitigation system installed! The main reason is because everywhere they dig up, they put down a pipe and gravel. This allows for extremely good airflow underneath the concrete for our systems.

 

Anytime we have an interior drain tile we can usually lower the radon levels down to around 1 pCi/L!

Tricky Install In Bay Village

Bay Village tends to have high levels of radon. This is largely due to the presence of black shale in the ground. This shale has higher levels of uranium (which is what ultimately causes radon). It can also make radon mitigation more difficult  because it doesn't allow air to move through it freely.

 

The starting levels were 4.9 pCi/L. This home was split down the middle with a block wall, which had a footer underneath. That was the first indication that we would have trouble with airflow. The second was the presence of black shale, which we discovered once our suction point was drilled. We did airflow tests to see if we got good suction across that footer and we got some so we installed our regular system.

 

However when we came back to pick up the test, it was reading at 18 pCi/L!!! Evidently the initial test results we were looking at were not accurate. We talked to the home inspector and he thought that the previous home owners might have opened up doors and windows to increase ventilation and fake out the test.

 

With this new knowledge we put a secondary suction point on the other side of that footer and added a higher suction fan. The only problem was that the home had aluminum siding which would create a vibrating noise that you could hear from the inside, when our more powerful fan was attached. In order to avoid this disturbance for the homeowner we added cork/rubber pads and backer rod behind each of our clamps. This kept the pipe off of the siding an inch or so and dramatically reduced the sound.

 

After a couple of days we went back to pick up the test and the levels had dropped all the way to 1.3 pCi/L! And the homeowner still had no trouble with the noise. We were extremely proud of our ability to fix this problem swiftly and very appreciative at how understanding the homeowner was under these strange circumstances.

A Winter Wonderland!

These customer's (once again) were concerned homeowners, worried about the health and safety of their family. These tend to be the bulk of our customer base due to the fact that we offer options that a lot of other companies don't offer, ie. aesthetic packages, extended warranties, etc. 

 

For this project we had to pull a permit for the city of Bay Village. Which extended the job time a little bit but we appreciate the work they do to make sure that licensed contractors are performing the level of work that they should be.

 

This house had a basement with a footer down the middle, which complicates airflow movement underneath the slab. Though to our and the homeowner's luck, there was plumbing that went from one side of that footer to the other, which gave our fan a pathway to suck the radon out from that side of the basement. Otherwise we would have had to put a suction point on either side in order to lower the radon levels as low as possible. 

 

During the actual install it was snowing outside, and a couple inches had begun to gather, making the job a little more challenging. We had to make sure that our PVC glue and primer were kept inside as well as our caulk to ensure it would work correctly. Otherwise it gets very thick and is almost unusable. Though besides that, the job was very quick and clean, we went straight up and out in the basement. Luckily there was also an outlet right next to our system that we were able to hardwire into. On the exterior part of the system, it was a similar story, we went right up and around the gutter line. The fan was able to be placed on the side of the house where it wasn't easily seen, making the homeowner very happy the install!
