Effective, Hidden System in Chagrin Falls

This house was part of an estate sale, so the current homeowners needed a mitigation system done for the sale of the house. We were in constant contact with both the buyers and sellers, making sure that they were aware of the steps we were taking and the system design.

 

For this install, we were able to put the exterior portion in an area of the side yard that is never used and is hidden by a row of trees. The levels were a couple of points above 4 pCi/L so we knew that we didn't have to take any drastic measures. The location of the inside section was tucked away in a utility room where it wouldn't inhibit storage but we also placed it in the vicinity of a plumbing stack to utilize the sub-slab plumbing runs as pathways for airflow. A higher suction fan was also deemed necessary due to the tight soil content.

 

In the end, both parties were very happy and the levels were dropped dramatically!

Fan Replacement

This customer had a mitigation system installed when she bought the house, 10 years ago. However just recently her and her family noticed the fan was creating a loud humming noise that they could hear when inside the house.

 

They couldn't figure out what the noise was until they went outside where it was obviously coming from the system and went down into the basement to check the system gauge which read that the fan was becoming very weak.

 

We then came out, switched the fan for an equivalent air flow rated product and the system was once again working properly. Not only will their radon levels be considerably lower than what they have been but they won't be disturbed by any noise and aesthetically the new fan looks drastically better!

Real Estate Transaction

This install was for a home sale. The levels had come back slightly elevated at around 4.5 pCi/L. In this instance it simply took one extraction point. It was a larger basement though, so we did an airflow test underneath the slab to ensure we were getting the suction we were looking for. It was a little bit weak so we ended up putting a higher suction fan on the system, the soil was also a tighter clay.

 

The outside portion then went up a side of the house that was hidden from almost every angle and placed by the other utilities.

 

We were extremely happy with how this installation turned out and the levels were brought down more than enough to pass inspection.
