Wonderful Interior Footer Drains

This home in Elyria, OH was an older home and when we see an older home, the first thing we pay attention to is how hard it will be to get airflow. Homebuilders didn't start to widely use gravel until around the 70s.

 

However these homeowners had gotten an interior footer drain partially throughout their basement to reduce moisture in on their block walls. Though this may have contributed to their radon levels. These drains are amazing for radon mitigation. These open pipes give us such easy airflow that we can get the levels close to 0.

 

So despite the age of this home, the radon levels started at 7 pCi/L and the post-mitigation test came back at .3 pCi/L!

Home With Multiple Crawlspaces!

Sometimes we encounter homes with various different slabs. This house in Elyria, OH is an example of this. 

 

To start, the customers tested their radon levels and it came back at 4.5 pCi/L, just above the action level. When we came out to give the quote, we noticed that there were 3 different crawlspaces throughout the basement as well as the main slab. There was also an open sump which was a large contributor to the elevated levels.

 

Usually our goal would be to treat every slab, but each home and situation is different. We decided to only treat the main slab because the levels weren't too high. However we put a "T" in the pipe and put a cap on it. This way if we needed to treat the larger of the 3 crawlspaces then we could.

 

This is an example of using the "sniper" method of radon mitigation rather than a "shotgun". Based on the circumstances we decided the best design but left options to take further action if necessary.
