Job Stories From Cuyahoga Falls, OH
Radon Mitigation in Stow, OH - Protecting a Basement Workspace

For many homeowners in Stow, OH, the basement isn’t just storage - it’s a place where they spend time every day. That was the case for a recent customer who used his basement as a workspace. When his radon test came back high, he knew he couldn’t ignore it. Spending hours in an area with elevated radon levels simply wasn’t safe.

The Problem: Elevated Radon in a Basement Office

The homeowner had tested his basement and found radon levels above the EPA’s recommended action level of 4.0 pCi/L. Because he worked in that space regularly, the concern was immediate. Unlike a basement that’s only used occasionally, exposure here would have been daily and long-term.

The challenge was to design a system that would quickly and effectively reduce radon levels - without taking away from the usability of the workspace.

Our Solution: Sump Lid Suction Point with Interior Footer Drains

The home already had a sump pit connected to interior footer drains. That setup worked to our advantage. By sealing the pit with a professional sump lid and using it as the suction point, we could create strong draw beneath the slab and pull radon from the entire foundation.

This approach kept the system clean and efficient. Because of the footer drains, the suction extended well beyond the sump itself, giving us good communication across the basement slab. It also meant we didn’t need to add extra suction points - a single, well-placed system was enough.

We installed the piping neatly from the sump lid to the fan and vented it properly above the roofline. By keeping the layout tight and professional, the system blended right into the basement without taking away from the homeowner’s workspace.

The Results: Safe Levels in a Daily-Use Basement

After installation, we ran a follow-up test. The radon levels dropped well below the EPA guideline, giving the homeowner confidence to keep working in his basement office without worry.

For someone spending hours each day in the basement, this wasn’t just a convenience - it was a matter of long-term health. With the system in place, the air quality was safe, and the workspace was protected.

Why This Matters in Stow

Stow and the surrounding Summit County area see many homes with elevated radon levels. For homeowners who regularly use their basements - whether for work, fitness, or family space - addressing radon isn’t optional. It’s a key step in making the home truly livable.

Final Thoughts

This project in Stow is a great example of how sump-based systems work with interior footer drains to create a clean, effective solution. By installing directly into the sump lid, we delivered a system that blended into the basement while bringing radon levels down to safe levels for daily use.

At Harner Radon Relief, we specialize in custom radon mitigation systems that fit the way people actually use their homes. If you live in Stow, OH and spend time in your basement, don’t wait to test for radon - and if levels are high, give us a call to make sure your space is safe.

Radon Mitigation in Cuyahoga Falls, OH - Real Estate Sale with Utility Room Install

When selling a home, radon can be one of those hidden issues that shows up during inspection and causes last-minute stress. That was the case for a property in Cuyahoga Falls, OH, where elevated radon levels threatened to slow down the closing process.

The homeowners needed a system installed quickly so the sale could move forward, but they also wanted it to look tidy and professional.

The Problem: Radon Holding Up the Sale

The buyer’s inspection revealed radon levels above the EPA action level of 4.0 pCi/L. With the sale on the line, the sellers needed a reliable system that would satisfy both the buyers and the inspector.

At the same time, the homeowners didn’t want a big, obtrusive system running through the middle of the basement. Since the home already had a designated utility space, they asked if we could keep everything tucked away there.

Our Solution: Sump Pump Replacement and Sealed Lid

We began by addressing the sump pit. Before sealing, the homeowners wisely had their sump pump replaced. This is something we always recommend if the pump is old or showing signs of wear. Once the lid is sealed, it’s airtight — so it’s much easier to swap out the pump before the system goes in than to break the seal later.

With the new pump in place, we installed a professional sump lid to create the suction point. This allowed the system to pull radon gases from beneath the slab while keeping the basement airtight.

Keeping the System Discreet

The next step was routing the piping. We were able to install the system neatly in the laundry/utility room, alongside the water heater and other mechanicals. This was the ideal location, since it kept everything out of sight while still accessible for service.

The radon fan was then installed and vented properly above the roofline, meeting EPA and state guidelines. The end result was a system that blended right in with the home’s utilities — not something that would distract a potential buyer.

The Results: Safe Levels, Smooth Sale

After installation, we performed a follow-up test to confirm performance. Radon levels dropped well below the EPA guideline, giving both the seller and buyer confidence.

Just as importantly, the system’s placement in the utility room kept the basement space open and uncluttered. For buyers walking through, it felt like just another utility, not an eyesore. The sale moved forward on schedule with no further delays.

Why This Matters in Cuyahoga Falls

Radon is common in Summit County, and many homes in Cuyahoga Falls test high during the real estate process. A quick, clean mitigation system can make the difference between a stalled sale and a smooth closing.

Final Thoughts

This Cuyahoga Falls project shows how radon mitigation can be both effective and unobtrusive. By replacing the sump pump before sealing the lid and tucking the system neatly into the laundry room, we delivered a solution that worked for everyone involved in the home sale.

Fan Replacement in Cuyahoga Falls, OH

Fan replacements are a pretty common call that we get. This homeowner started hearing a loud humming noise from her system and it turned out that the fan was almost 20 years old, so definitely due for a replacement. We verified that the electrical was still working correctly, removed the old fan and the system worked good as new.

Our final step was to go in the basement, make sure that the u-tube manometer was within the correct range, which it was. The homeowner was extremely happy with the work that we did and we were very pleased with the result.

Condo In Cuyahoga Falls

Whenever we are looking to bid an install we pay very close attention to our pathways of airflow underneath the slab. This is because most of the time we have no idea if the soil is tight clay or loose gravel.

For example we can use plumbing runs or interior footer drains to help maximize our airflow which in turn can allow us to use a lower suction fan.

One of our installs in Cuyahoga Falls is a prime example of this. We could see the footer drain entering the sump pit so we knew that by going directly on top of it we would get extremely good "communication" to the rest of the foundation.

Through this process we were able to efficiently lower the customer's radon levels from around 8 pCi/L to lower than 1.5 pCi/L, well below the action level set by the EPA.
